OUR FIRM…

South Texas Parks, L.L.C., and its subsidiaries are Real Estate sales and service corporations. Our firms promote and market commercial properties in all states, specializing in manufactured housing communities, recreational vehicle parks and retirement resorts as well as office buildings, apartment complexes, retail shopping centers, and land. Our corporate office is located in Austin, Texas, with an additional office in the Rio Grande Valley.

We specialize in cultivating long term relationships with our customers and clients, meeting their current as well as future needs by presenting suitable opportunities and matching qualified buyers with motivated sellers. Many of our clients have been successfully and profitably doing business with us for over 10 years. Our team is skilled in marketing properties effectively and confidentially. We fully understand the commercial real estate business, and continue to educate ourselves on all new trends and developments so that we may better serve and consult with our clients.

WHAT WE DO

* Represent Sellers and Buyers in selling and acquiring property.

* Management Services - $700/month minimum (property, asset or both) Our fee is usually based on a percentage of the gross collections avg. 4%-6% depending on the size of the park and tasks required.

* Market Consultations - $140/hour (personal meeting, 2 hour minimum)

* Marketing Reports

• Mini-Feasibility - $900 (property specific)
• Market Overview - $2,500 (general market in a specific area)
• Market Analysis: $850 (will credit Seller in the event of a sale)
• Rental Survey: $350

* Inspection Reports

• Absorption/Vacancy - $500 (area or property specific)
• Periodic Inspection - $1,000 (review property maintenance and operations)
• Shoppers Report - $500 (review the marketing and operations of a property)
• Due Diligence - $5,500 (for the initial purchase of investment property)

• Complete Loan Submittal Package: $3,500 (property specific loan request)
• Expert witness testimony, information to meet unique requirements. (By Request)
